BASIC FUNCTION: Upholds all health and safety codes and risk management directives, carries out, supervises and coordinates all general maintenance and lighting for Association common areas and buildings including, but not limited to, unit exteriors, clubhouse, Administration building, Fitness Facility, pool/course bathrooms, tennis courts, guardhouse and clubhouse. Maintenance Manager agrees to be available on-call for emergency situations.
BASIC MAINTENANCE SKILLS: At a minimum working or practical knowledge of the following disciplines: electrical systems, plumbing, painting, irrigation systems, general repair work following accepted construction practices and codes. Knowledge of tools, tool safety and appropriate tool usage.
TOOLS: Maintenance personnel must have own tools. Association agrees to replace any tool broken during the normal course of maintenance activity.
PHYSICAL REQUIREMENTS: Able to lift a minimum of 50 pounds. Able to climb ladders. No height phobias. Unfettered mobility. Computer literacy. Communication with subcontractors.
